Multifamily Enclosure Design

There are building enclosure considerations that are unique to multifamily design and construction. These buildings are often inherently challenging as the project team needs to make on-going decisions that balance performance with cost and the goal of maximizing value for the owner. There are also technical challenges associated with multi-family projects that need to be thoroughly analyzed during design such as the air barrier system, roof insulation and venting concepts, balconies, and amenity decks. This presentation will highlight typical mishaps and the common considerations for multi-family enclosure design.

Rick Ziegler is a building enclosure consultant with broad-based experience in design, construction, and rehabilitation of existing and new buildings. Mr. Ziegler has designed and consulted on projects with unitized and stick-built curtain wall, windows, roofing, waterproofing, air/water barriers, and claddings including masonry, metal panels, stucco, EIFS, and stone. His projects include new construction consulting, building enclosure commissioning, forensic investigations, and repair design. Mr. Ziegler has worked with institutional owners to develop performance standards and the associated building enclosure commissioning process to verify the owner’s project requirements.
Jeremy Bridwell’s projects commonly include investigations of existing buildings, consultation during construction, and building enclosure commissioning as well as insurance and litigation support. Mr. Bridwell’s experience includes a broad range of buildings, including high- and low-rise multifamily, office, hospital, government, and education facilities. He is experienced in various cladding systems, including portland cement plaster (stucco), EIFS, masonry, composite metal panels, glazed aluminum curtain wall and window systems, and panelized cladding systems.
